Legal Documents
Extract, technical passport, notary — what you need and why.
Public Registry extract
The extract confirms the owner and shows seizures, mortgages, and claims. It is valid for a short period, so request one issued within the last 2 days before a deal.
Technical passport
The technical passport contains measurements and the floor plan. Compare it with the actual area — a mismatch may indicate unregistered alterations.
The notary
The notary verifies the parties' identity and authority. Notary services are required for power-of-attorney deals and recommended for any large transaction.
Power of attorney
If the seller acts via power of attorney, verify its validity and scope with a notary and request the original document.
