Mortgages & Financing

Key steps to getting a mortgage in Georgia.

Pre-approval

Before house-hunting, get a bank pre-approval — you'll know your maximum amount and rate, and negotiate with sellers more confidently.

Down payment

Banks typically require a 10–30% down payment. The larger the down payment, the lower your monthly installment.

Currency risk

Mortgages are often issued in USD or EUR. If your income is in GEL, exchange-rate movements raise your payments — assess the risk realistically.

Mortgage and registration

When buying with a mortgage, the bank's lien is registered on the property. After full repayment, remember to remove the mortgage from the Public Registry.
